Alternative valuation products have been around for as long as I have been appraising ... 20 years.  But they are just now becoming more accepted in the lending world.  The long term impact of these products is yet to be seen ...

The FDIC recently raised the threshold for appraisal for residential loans from $250,000 to $400,000.  Although this may not impact a lot of loans here in San Diego, this could have significant impacts across the nation where property values are not as high.
